Request for Repair and Renovation Bids

Sealed bids will be accepted by the Western Cass Fire Protection District for repair and renovation of the District’s fire station at 20909 S State Rte Y, Belton, MO. All potential bidders shall have references for similar work, preferably with other local governments.

Contractor work needed:

Tile Replacement
Bathroom 1:

  • Remove vinyl composition tile.
  • Clean and prepare floor.
  • Replace vinyl composition tiles with 12 x 12 slate floor tiles (match meeting room tiles.)
  • Install tile base board in main bathroom.
  • Grout and seal tiles (2 coats sealant.)
  • Clean tiles.

Back Door entrance:

  • Install 12x12 slate floor tiles.
  • Grout and seal tile (2 coats sealant.)
  • Clean tiles.

Paint

  • Protect all flooring not already covered with builder’s paper. Protect all windows and not paintable fixtures from paint products.
  • Remove all outlet covers, wall mounts, hinges, etc, and replace when finished.
  • Paint all ceilings with 2 coats Behr ceiling white.
  • Prepare and apply 2 coats oil enamel to metal doorframes and metal doors (sprayed.)
  • Stain all raw wood to match color of original wood casings.
  • Spray 2 coats sanding sealer, putty nail holes with appropriate putty color, and spray 2 coats satin finish lacquer to new wood.
  • Light sand old stained woodwork, apply stain cover, putty any holes, and spray 1 coat satin finish lacquer (no cabinets.)
  • Seal and paint walls with 2 coats Behr Premium Plus interior flat wall paint (color to be determined by district.)
  • Sand and spackle divots and imperfections between wall paint coats.
  • Remove all masking and protection materials to dumpster provided.
  • Leave leftover paint for touch up.
  • Perform touch up after final installation of carpet.

Electrician

  • Remove interior ceiling lights and other electric devices, and reinstall after remodel work is completed, and before carpet is installed.
  • Install new bay lights.
  • Install new emergency exit light in bay.
  • Fix several outlets in storage area and bring them up to code

Drywall

  • Protect cabinets, doorframes, windows, and all wood from drywall compounds.

Meeting Room

  • Repair and replace damaged drywall or missing drywall.
  • Repair ceiling, apply knock down texture to ceiling, and ready for paint.
  • Ready for paint all repairs.

Bathroom 2

  • Hang, tape, float missing drywall on south wall and ready for paint
  • Repair soffit and ceiling, apply knock down texture to ceiling, and ready for paint.

Main bathroom.

  • Repair drywall around shower bays and prepare for tile.
  • Repair ceiling, apply knock down texture to ceiling, and ready for paint.

Kitchen and Living Room

  • Repair ceiling, apply knock down texture to ceiling, and ready for paint.
  • Repair sheetrock and ready for paint
  • Hallway
  • Repair ceiling, apply knock down texture to ceiling, and ready for paint.

Carpet Replacement

Meeting Room, Kitchen and Living Room, Bedrooms and Closets, Hallway

  • Determine with district representative the type of carpet for installation.
  • Remove glue down carpet and place in provided dumpster.
  • Clean and prepare floor for new carpet and replace glue down carpet after all other work has been completed.

Carpentry

  • New 3 1⁄4 “base boards in all rooms (where needed) and doorframe side of upright kitchen cabinet.
  • Install new casing in doorway between meeting room and living room.
  • Install new toe kick in kitchen.
  • Install base shoe in tiled areas.
  • Reframe closet door in bedroom 3, and install new door and casing.
  • Install ventilation in bedroom 3 closet door.
  • Install new door and casing in main bathroom.
  • Install or build electrical access panel in bedroom 2.

Additional

  • Pressure wash entire garage floor
  • Trash and debris removal 

The successful bidder needs to do the following:

  • All potential bidders shall have references for similar work, preferably with other local governments
  • Require use of "Missouri products" (RSMo 8.280)
  • Provide evidence workers on site have a 10-hour OSHA safety course within the previous 60 days of starting work (RSMo 292.675)
  • Written certification that the company uses E-Verify to ensure its workers have the right to work in the USA (RSMo 285.530)
  • Final work must meet Americans with Disabilites Act 
  • Provide evidence of workers compensation insurance or if none, then the approximate hours by type of worker so that the District's purchase of workers compensation insurance can be calculated and added to the bidder's bid amount

Bidders are advised to carefully apprise themselves with the specifications, requirements and conditions as the bid will be awarded on the basis of qualification and scope of services provided. The District reserves the right to reject or award all or any part of any bid and waive technicalities as may be deemed by the District to be in the best interest of the District. Tax exemption available.
